- Understanding The Market Price
I’m experienced checking almost 2000 property in Taiwan, Hong Kong, Singapore, and Czech. Normally foreigner will get a higher price than local people, therefore understanding local market price is important to know if your agent is making up the price?

Sewa-apartemen1 Bedroom = IDR 5,500,000–6,000,000
2 Bedroom = IDR 7,500,000–8,500,000
3 Bedroom = IDR 9,000,000–11,000,000
- Rental and additional costs
Normally the deposit is 1 month rental, and the rental including service charges(but please check before you sign the contract it may show excluded), excluding water and electricity(around IDR 500,000), internet (around IDR 1,000,000). Agent normally like to tell you to pay 6 months or 1 year rental upfront is normal in Indonesia, I was not convinced by this saying, but if you want to get the better price you could try to negotiate 20% cheaper with longer rental prepayment.
Company pay will be an extra 10% tax (PPN). If pay by a person, no need 10% tax.
You can find the agent that the landlord needs to pay the commission fee so you won’t need to pay commision to the agent.
If your budget isn’t enough, you could try to find the house facing the Mosque,
Muslin Pro will let you know their praying time, normally it will be too noisy, therefore the price is lower. If your budget is higher, you could try to search Kuningan City or Mega Kuningan.
